Terms of Service
Version 2026-10-18. These are the terms you accept when you pick a vendor through Clean-Able. We wrote them to be read.
1. Who we are, and who does the work
Clean-Able is a trade name of Goodman Enterprises, an Oregon business ("Clean-Able", "we", "us"). Clean-Able is a vendor platform. You tell us what you need, and we show you quotes from independent local companies ("vendors"). Clean-Able does not perform the work. The vendor you pick does, with its own crew, equipment and insurance. Vendors are independent businesses, not employees, agents or subcontractors of Clean-Able.
2. Your agreement is with the vendor
- When you select a vendor, your agreement for the work, including its price, scope, scheduling and quality, is between you and that vendor.
- Clean-Able’s part is to find and check vendors, show you their quotes, keep their compliance documents current, pass your request to the vendor you pick, and help sort it out if something goes wrong.
- Any separate contract, purchase order or vendor agreement you sign with the vendor governs the work alongside these terms.
3. Quotes
- Each quote is worked out from that vendor’s own rate table and the facts you gave us about the property. The price belongs to the vendor.
- A quote holds provided the property matches what you told us. If the vendor finds a material difference, they will tell you before starting, and you can agree to a revised price or decline.
- We show up to three quotes. A vendor is shown only if it covers that kind of job and its insurance is current on file.
- Some jobs don’t fit any vendor’s standard scope. We don’t guess at those; we offer to refer you to Willamette Pros (section 11).
4. What “compliance” on a vendor card means
- Each insurance document a vendor gives us is read by a person and recorded with the expiration date printed on it. A badge shows only while a verified document is unexpired.
- “Multi-family compliant” means we hold verified, unexpired documents showing general liability of at least $1 million per occurrence and $2 million aggregate, commercial auto of at least $500,000, and workers’ compensation coverage or an owner-operator declaration of no employees, and the vendor has told us it is registered on NetVendor or credentialed on Yardi.
- NetVendor and Yardi status is reported by the vendor; confirm it in your own system.
- A certificate shows that a policy existed on the date it was issued. Insurers can cancel or change a policy before its expiration date, and Clean-Able is not the insurer. The compliance information is a convenience, not a guarantee of coverage. If your organization has its own requirements, such as being named as additional insured, confirm them with the vendor before work starts.
- A vendor’s compliance paperwork (W-9 and certificates) is sent on request, after we confirm the request. It contains the vendor’s documents as given to us; use it only to evaluate and set up that vendor.
5. Scheduling
- When you select a vendor you pick one of its open times, or suggest dates that work for you. The vendor contacts you within one business day to confirm. If it can’t make the time, it will offer another.
- Rescheduling and cancellation are arranged with the vendor. Tell us if you can’t reach them.
- You are responsible for accurate access information and for telling the vendor about anything unsafe on the property.
6. Payment
- You pay the vendor. The price on the quote is what you pay; Clean-Able does not add a charge to you. The vendor pays Clean-Able a fee out of what it receives.
- By card: payment is processed by Stripe, Inc. on the vendor’s own Stripe account, and the vendor’s name appears on your statement. We never see or store your card number. Refunds and card disputes are handled by the vendor through Stripe.
- By check (multi-family): checks are made payable to Clean-Able (preferred) or to the vendor, and mailed to Clean-Able at the address shown on your invoice. Clean-Able receives the payment for the vendor and makes sure the vendor is paid its share.
- Payment is due when the work is complete unless you and the vendor agree otherwise, or you are on approved Net 30 terms.
7. Recurring visits
- If you choose repeat visits (every week, every 2 weeks or every 4 weeks), each visit is booked when the one before it is done, and your saved card is charged the visit price after each visit until you stop.
- You can skip a visit, pause, change how often, or cancel at any time from your job page, with no fee to cancel. Canceling stops all future visits.
- The visit price stays the same unless the details of your home or the job change; if it changes, we tell you before the next visit.
8. House cleaning: a fixed price, with a time limit
House cleaning is a fixed-price, time-limited service. The price of each visit is set when you book, from the details of your home, and doesn’t change with how long the visit takes. The time shown for each room is the most time included for that room, not a minimum time on site. Anything beyond it needs your approval first and may cost more.
9. If something isn’t right
When a job is done we ask whether it was a 5-star job; if it wasn’t, say so there and a person at Clean-Able follows up right away. You can also tell the vendor, and tell us at hello@clean-able.com with your job number. Every vendor has agreed to answer customers within one business day and to go back and make it right when work wasn’t done to its written scope. If a vendor doesn’t, we will step in, and we can pause or remove a vendor from the platform. Responsibility for the work itself, and for any damage, rests with the vendor and its insurance.
10. Cleaning only
The services on Clean-Able are cleaning services: removing dirt, debris and surface buildup. Vendors on Clean-Able do not apply chemical treatments or pesticides through this platform, and nothing here is a promise that natural growth will not return.
11. Referrals to Willamette Pros
- When a job doesn’t fit our vendors’ standard scopes, or the address is outside our area, we offer to refer you to Willamette Pros, a separate service that connects people with local contractors.
- A referral is a paid lead. If you choose to continue to Willamette Pros, the details you entered with us (the property, what you asked for, your answers, any conversation with our assistant, and your name, email and phone) are passed to Willamette Pros, and Clean-Able may be paid for the referral.
- Only if you choose it. Nothing is sent unless you click through.
12. Reviews and what you send us
If you write a review, you let Clean-Able show it, with your first name, last initial and city, on the vendor’s quotes and in Clean-Able’s marketing. Clean-Able reads every review and decides what to post. Please don’t include anyone else’s personal details.
13. Limits on liability
Clean-Able provides the platform with reasonable care, but we do not perform, supervise or guarantee any vendor’s work. To the fullest extent the law allows, Clean-Able is not liable for a vendor’s work, conduct, delays, or damage to property, or for a vendor’s insurance failing to respond to a claim. Our total liability to you in connection with any job is limited to the fee Clean-Able received for that job. Nothing here limits the vendor’s responsibility to you, or any right you have that cannot be limited by law.
14. Communications
By making a request you agree to receive email about it: your quotes, your job, scheduling, payment, a 5-star check after the job, and, once, a request for a Google review of the company you used. If you give a phone number, Clean-Able and the vendor you pick may call or text you about your job, including the 5-star check; message and data rates may apply, and you can reply STOP to stop texts. We do not send marketing email unless you ask for it.
15. Your job link
Your quotes page and job page are reached by private links sent to you. Anyone with a link can see that page, so keep it to yourself and the people helping you with the job.
16. Who can use Clean-Able
You must be at least 18 and have the right to arrange work at the property, as its owner or someone acting for the owner. If you book for a company or association, you confirm you can bind it.
17. Changes, disputes and the law that applies
- We may update these terms; the version you accepted is kept with your job and continues to apply to it.
- If you have a dispute with Clean-Able, please contact us first and give us 30 days to try to resolve it. Either of us may then take it to small claims court where it qualifies.
- These terms are governed by the laws of Oregon. If any part is found unenforceable, the rest still applies. These terms, with any Net 30 terms you accept, are the whole agreement between you and Clean-Able about using the platform.
